We are looking for a local candidate as a Commercial Real Estate Leasing Administrator to administer the leasing process to ensure accurate and timely key clause abstraction and payment generation that adheres to the terms and conditions of company owned lease agreements. Additional duties include reviewing lease language prior to execution, fielding inquiries from field and store staff and resolving issues and maintaining repair and maintenance reports for company stores.

ESSENTIAL DUTIES and RESPONSIBILITIES:
Real Estate
- Administer all aspects of the SLIM (Strategic Lease Information Management) software for retail lease administration by analyzing and inputting retail lease clauses and maintaining accuracy of critical dates, key clauses and all retail store data.
- Generate and produce monthly rent roll for retail store ensuring accuracy and on-time payment to Landlords.
- Maintain communication and relationships with Landlords, Property Managers, Suppliers and contractors through exceptional written and verbal communication.
- Closely monitor lease termination dates, option notice dates and early out dates, generating monthly reports for analysis and decision-making
- Process ''one time pay'' invoices through verification of charges according to the lease agreements, which would ensure timely and accurate rent payments
- Authorizes monthly, quarter and year-end payments and reconciliations payments by verifying the charges submitted and payments to date while considering terms and conditions of the lease.
- Verify Estoppel information before submitting to Director, Real Estate Development for signature.
- Collect and record monthly sub-lessee rent payments.
- Report and pay percentage rent for all leases with percentage rent clauses.
- Schedule monthly meeting, take minutes, prepare handouts and participate as a member of the Real Estate team. Communicate and follow up appropriately with the REC outcomes to field personnel.


Store Development Project Management
- Create purchase orders and order materials for all components of retail store build-outs as needed.
- Assist stores with sign and facility maintenance orderings supplies, materials or labor as needed to ensure stores are in good repair and systems are functioning.
- Process all paperwork for Tennant Improvement Allowance according to terms of lease and process related payments and credits
- Close purchase orders and capital projects upon completion of work as needed

OTHER DUTIES AND RESPONSIBILITIES (following duties are required on all positions):

- Administer Leased Services authorizing payment and processing related journal entries including CheckPoint, First Premier Capital, FiTracks
- Understand and interpret utility bills and related savings brought by third-party vendor.
- Department expert on M3 and financial policies.
- Obtain necessary information by maintaining knowledge of RWSC's electronic communication software.
- Maintain quality service by establishing, following, and enforcing organization quality system standards.
- Uphold Red Wing Shoe Company's core values.
- Complete other duties as assigned from time to time by your manager.
- Maintain technical knowledge by attending educational workshops, classes or programs.
- Conduct oneself according to RWSC policies/Handbook.

CUSTOMERS
Internal: Retail, Finance, Field Personnel, Risk Mgmt., Corp. Counsel
External: Landlords, Vendors


Requirements REQUIRED EDUCATION and EXPERIENCE

- Associate's degree (A.A.) or equivalent from two-year college or technical school and two to five years related experience/training; or equivalent combination of education and experience
- Past experiences shall include:
o Administering commercial lease documents
o Working with landlords, property managers or retail tenants
o Accounts payable

REQUIRED KNOWLEDGE AND/OR QUALIFICATIONS INCLUDING LICENSES, OR CERTIFICATES
Experience in accounts payable
Commercial lease abstraction and auditing functions

ADDITIONAL DESIRABLE QUALIFICATIONS
Ability to demonstrate proven negotiation skills
Collecting, tracking and analyzing data about commercial properties

PHYSICAL DEMANDS
The physical demands include 80% of time at a desk working on a PC.

WORK ENVIRONMENT
Office environment with potential for 2 weeks of travel per year
